Can I advertise rentals, home sales, and real estate listings?
Direct answerYes, most rental and home-sale ads can run. You must treat them as housing opportunity ads: declare Meta’s Housing Special Ad Category where it applies, use TikTok’s HEC toggle for US/Canada, and on Google US/Canada drop ZIP and age/gender/parental/marital targeting. Copy that excludes protected groups still fails after you pick the category. Mortgages are a housing and credit problem — use the loans playbook for numbers.

This page answers a different question: is this listing a housing ad, what copy is lawful, and when the destination is actually a loan.
What counts as a housing ad
Meta’s About ads for housing page defines a housing ad as one that promotes or directly links to a housing opportunity or related service. In scope, as published: sale, rental, or temporary housing listings; homeowners, renters, and mortgage insurance (including in bundles); financing options including mortgage loans; home equity or appraisal services; real estate and house-hunting services; aggregator services. Out of scope, as published: hotels, resorts, retreats, homeownership tips, and education about fair-housing rights.
TikTok’s Housing, Employment, and Credit policy (updated April 2026 in the article we reviewed) treats as housing any ad that promotes a housing product, service, or opportunity — including listings, realtor services, homeowners insurance, mortgage insurance, mortgage loans, or property appraisal. It excludes ads that only educate the public about fair-housing rights.
Google’s Housing in personalized advertising page covers homes for sale or rental (a home is a place a person would reside) and products or services that enable the sale or rental of homes. Published examples include listing sites, real estate services, and individual houses, apartments, mobile homes, houseboats, and retirement housing.
Interpretation: if the thank-you page is an application for a specific unit or a broker lead form for a dwelling, treat it as housing even if the headline is “live closer to work.” If the thank-you page is a hotel booking or a sectional sofa, do not declare Housing just to be cautious — that can apply the wrong targeting lock.
Platform gates vs fair housing law
Platform rule: declare the category and obey the targeting limits. Law: the US Fair Housing Act can be stricter than a platform UI. Meta’s Discriminatory Practices standard says advertisers must not use audience tools to wrongfully exclude people and must not include discriminatory content. HUD, not Ads Manager, decides whether “quiet building, no children” is a legal housing advertisement. This page is not legal advice.

Copy that still fails after you declare Housing
Category selection does not legalize biased wording. Meta’s housing and housing, employment, or financial products help exists to reduce discrimination. The examples below are operational, not HUD advisory opinions.

Google’s housing targeting lock (US and Canada)
Under Restricted targeting in Personalized advertising and the housing article, you cannot target or exclude US/Canada housing ads by age, gender, parental status, marital status, or ZIP code. Radius, city, and country targeting remain allowed; Google requires at least 1 km around a radius pin. Canada’s first three postal characters (FSA) are allowed. Predefined Google audiences stay available except those locked demographics.
Recommended practice: if Policy details says Personalized advertising on a listing RSA, unlock the four demographics and delete ZIP — do not rewrite a compliant headline hoping the label disappears.
Setup workflow
- Name the offer: a dwelling to rent or buy, realtor/listing services, dwelling-tied insurance, or a mortgage. Hotels and furniture without a listing are usually a different bucket.
- If it is a US/Canada (or Meta-listed Europe) housing opportunity, declare Housing on Meta and turn on TikTok’s HEC toggle. On Google, unlock age/gender/parental/marital and remove ZIP targeting.
- Strip exclusionary copy from the ad, overlay, Instant Form, and first screen of the listing page (“no kids,” “Christians preferred,” “young professionals only”).
- If the product is a loan, also follow the credit-and-loans checklist for APR, terms, and Google’s personal-loan gates.
- Open the listing logged out on mobile. The unit, price or “contact for price,” and location users were promised must still be there.
If the listing URL 404s, requires a login, or shows a different rent than the ad, that is destination mismatch, not a Special Ad Category miss.
Frequently asked questions
Do I have to declare a Special Ad Category for a Facebook rental ad?
If you are a US advertiser, or you target the US, Canada, or certain parts of Europe, Meta’s About ads for housing page says you may need to choose the Housing Special Ad Category when the ad promotes or directly links to a housing opportunity or related service. If you qualify and skip the category, Meta says the ad may be rejected.
Is a hotel or furniture ad a housing ad?
Meta’s housing page lists hotels, resorts, retreats, homeownership tips, and fair-housing education as out of scope. Sale, rental, and temporary housing listings, realtor services, and several insurance and financing offers tied to a dwelling are in scope. A sofa or moving-truck ad with no dwelling offer is usually not a housing ad — confirm against the live help article if the landing page is a listing site.
Can I target a ZIP code or “no kids” for a listing on Google or Meta?
For housing ads serving the US or Canada, Google’s Housing in personalized advertising page disallows ZIP targeting and targeting or excluding by age, gender, parental status, or marital status. Meta’s housing Special Ad Category also restricts those audience tools. “No kids” or “young professionals only” in the copy is a separate discriminatory-content problem, including under US fair housing law.
Is a mortgage ad a housing ad or a financial ad?
Both pages can apply. Meta’s housing article includes financing options and mortgage loans as housing examples. Meta’s financial-products article also lists mortgages. Use the category Ads Manager prompts you for — or both if offered — and put APR and repayment disclosures on the financial playbook. Do not pick NONE to keep lookalikes.
